Sustainable Hotel Room: FF&E Choices That Cut Carbon
When a hotel talks about carbon, it usually talks about energy, water and the building itself. Yet every guest room also holds a headboard, wardrobe, desk and side tables. Together they add up to a lot of material that is rarely measured.
What is FF&E?
FF&E means furniture, fixtures and equipment. In a hotel room, the board-based pieces are headboards, wardrobe carcasses, vanity counters, desks and side tables.
Why does it matter?
Furniture is replaced more often than a building's structure, usually at each refurbishment. In a hotel with many keys, the total amount of board used is large. Choosing a lower carbon board is one of the few changes a design team can make without changing the room layout or the guest experience. It is a swap inside the same specification.
What are the numbers?
Embodied carbon is the greenhouse gas released while making a material.
- Our internal estimate for BIOMEBOARD™: about 158 kg of CO2e per cubic metre.
- Estimates for common boards: MDF near 900, particle board near 750, plywood near 650. That makes BIOMEBOARD™ an estimated 80% lower. These are estimates. The BIOMEBOARD™ figure covers raw material, transport and manufacturing and has not yet been verified by an outside body. BIOME does not yet hold an EPD.
Where in the room can you use it?
- Headboards: the Type F surface takes paint, laminate or veneer.
- Wardrobe carcasses: hidden panels where strength matters more than finish.
- Side tables and case furniture: can be CNC routed.
- Vanity counter bases: only in dry areas, under a sealed laminate top.
What are the limits?
The board swelled 7.4% after 24 hours in water, so keep it away from wet zones and standing water. Do not rely on sealant to fix this.
How do you start?
Pick one room type and compare costs, fire documents and appearance against your current spec. Many hotel groups use a single model room first, then decide.
A simple way to start
- List every board-based item in a typical room.
- Estimate the board volume for each one.
- Compare your current boards with a lower carbon option.
- Run a model room before you change the whole hotel.
What to ask your furniture maker
- Can they cut and finish the new board with their current tools?
- What changes in edge details or fixings?
- How long are the lead times?
FAQs
What is embodied carbon?
The carbon released to make and deliver a product, before anyone uses it.
Does lower carbon mean weaker?
BIOMEBOARD™ met the IS 3087 minimums for strength and screw holding in testing. It suits normal furniture loads.
Is the carbon number independently verified?
Not yet. It is an internal estimate.
Can the board go in bathrooms?
No.
Will guests notice a difference?
With a laminate or paint finish, usually not.
